The Community

A Quieter Way to Live in Fort Mill

Wilson Farm is a custom-home community set on acre-plus homesites — land enough for a home to sit well back from the road, for trees to stay where they stand, and for neighbours to remain neighbours rather than close company.

What the acreage buys is privacy. What the location buys is everything else. Fort Mill's newest schools, its Main Street, boutique shopping and a deep bench of restaurants are minutes from the entrance. The Anne Springs Close Greenway, Lake Wylie and the Catawba River sit just beyond. And Charlotte — the second-largest financial centre in the country — is a short drive past the state line.

Room to breathe, without giving anything up.

The Setting

Living in Fort Mill

Fort Mill has been here a long while. It takes its name from two colonial-era forts built by the British and a grist mill that once turned on nearby Steel Creek — and something of that older character has survived the town's growth intact.

Main Street is the proof. It is a working downtown rather than a preserved one: independent shops, a farmers market, restaurants people actually return to. Boutique shopping continues at Baxter Town Center's Market Street, and at Kingsley, Fort Mill's newest gathering place.

The schools serving Wilson Farm — elementary, middle and high — are among the newest in Fort Mill and sit just minutes away. Fort Mill schools are consistently ranked in the top five in South Carolina, and every level performs well above the national standard.

Beyond the town, the land opens up. Residents hike, bike and ride horseback at the Anne Springs Close Greenway, and take to the water at Lake Wylie and along the Catawba River. Charlotte is just past the state line when the occasion calls for it.

Low taxes, strong schools, good food and genuine Southern hospitality have made Fort Mill one of Charlotte's most sought-after suburbs — and Niche.com ranked it #2 in its 2024 Best Places to Live in South Carolina.

Heritage

Fort Mill takes its name from two colonial-era forts built by the British and a grist mill that once stood on nearby Steel Creek. The name has outlasted both — and the town has kept the character that came with it.

Minutes

Main Street

Fort Mill is both a town proper and a larger township. Wilson Farm sits within the township, outside the town limits — which means York County taxes without city taxes, and a walkable Main Street just minutes from the front door.

Charlotte Access

Just past the state line, Fort Mill continues to thrive as one of the fastest-growing suburbs of Charlotte — the second-largest financial center in the nation, surpassed only by New York. Tech, medical, innovation and Fortune 500 companies keep arriving.

Mornings on the greenway. Afternoons on the water. A Main Street that still knows your name, and a skyline twenty-odd minutes north for the nights that call for one. Wilson Farm sits at the centre of all of it — far enough out to be quiet, close enough in to matter.

Compass Carolinas

Kim Hedrick is a member of the Andy Bovender Team, a founding team of Compass Charlotte, and has built her practice around a simple idea: the right home is inseparable from the right community.

An Ohio native, Kim earned a degree in Dietetics from Bowling Green State University and lived in Florida and Texas before settling in Fort Mill's Baxter Village in 2011. Having navigated relocation herself — more than once — she knows what it asks of a family, and she guides her clients through it with a steady hand.

Her background as a dietitian and in pharmaceutical sales taught her to listen closely and advise honestly. Her eye for interior design helps clients see what a house can become, not just what it is today.

Kim is a mother of three who has walked the Fort Mill School District from elementary through high school, and she serves on the Board of Directors for NothingPink, a nonprofit supporting women with hereditary breast and ovarian cancer.
